Not every home loan cashback offer is worth chasing — some hide a rate premium that costs more than the cash is worth, and some come with conditions that quietly disqualify most applicants. We ranked the strongest verified offers available right now by actual value, not just headline size.
"Best" is doing a lot of work in a headline like this one, so here's what it actually means: we ranked offers on cash value relative to typical loan size, how many borrowers can realistically qualify, and whether the offer requires a materially worse rate to access. A $10,000 cashback that only 2% of applicants can get isn't a better deal than a $2,500 offer nearly everyone qualifies for.
How we ranked these
We excluded broker-only or invitation-only offers not published on a lender's public site, since those can't be independently verified, and we flagged every offer that's a bundled package (mortgage plus another product) rather than a standalone cashback.
The top picks, ranked
IMB (Australia)
Up to $4,000Tiered by loan size ($2,000 for $250k–$499k, $3,000 for $500k–$749k, $4,000 for $750k+), available for both purchase and refinance — broader eligibility than most refinance-only competitors at a comparable cash amount.
National Bank (Canada)
Up to $8,750 combinedThe largest headline figure in this comparison, but it's a bundled package across mortgage, investment, and insurance promotions — the mortgage-only cashback component (transfer up to $6,500) is what most applicants actually receive.
Bank of America (US)
Up to $17,500 stackedHome Grant (up to $7,500) and Down Payment Grant (up to $10,000 or 3% of price) can stack for eligible buyers — both non-repayable, though restricted to qualifying markets and income limits.
ANZ (Australia)
$3,000Specifically for first-home buyers with a minimum $250,000 loan, one of the more straightforward eligibility structures in the Australian market with fewer LVR-tier complications.
Rocket Mortgage RentRewards (US)
Up to $5,000Converts up to 10% of a renter's annual rent history into a closing-cost credit — a genuinely useful mechanism for first-time buyers with no prior home equity to draw on.
TD Canada Trust
Up to $5,100Includes a $1,100 switching bonus on top of tiered base cashback, specifically rewarding borrowers moving their mortgage from another institution — requires a 3-year+ closed term and pre-authorized debit setup.
Yorkshire Building Society / West Brom / Accord
Up to £2,000The largest widely available UK cashback figure, paid directly to your solicitor on completion day — smaller than the North American headline numbers, but available across a meaningfully larger share of the market.
Best by category
| Category | Winner | Why |
|---|---|---|

| Lowest minimum loan size | UK completion-day cashback lenders | No universal $250k+ minimum the way most AU/CA offers require |
| Best for energy-efficient homes | National Bank / Nationwide Green Reward | Extra 25% cashback (Canada) or up to £500 bonus (UK) for qualifying green homes |
| Most transparent, fewest conditions | Bank of Queensland (Australia) | Flat $2,000 on loans $400k+ at ≤80% LVR — simple, single-tier structure |
What it actually takes to qualify
Across every market, the same handful of conditions determine whether you'll actually see the cash.
- Minimum loan size. Most Australian and Canadian offers require $250,000–$400,000+; smaller loans are usually excluded entirely.
- Maximum LVR (loan-to-value ratio). Commonly capped at 80% — borrowers with higher leverage or smaller deposits often don't qualify for the advertised rate.
- New customer status. Most cashback offers are for borrowers switching lenders entirely, not refinancing within the same institution — a lender that's already "got you" has less incentive to pay to keep you.
- Purchase type. Refinance-only is the most common restriction; new-purchase and first-home-buyer cashback exists but is less common across every market surveyed.
- Clawback period. Common in Australia and typically 12–24 months — leave or refinance again too soon and you may have to repay the cashback.
The rate trap behind every "best" list
Compare the full cost — APR in the US and Canada, comparison rate in Australia, APRC in the UK — not the cashback figure in isolation. A ranked list like this one is a starting point for research, not a substitute for running that comparison yourself against your specific loan amount and term.
A worked example: cashback vs. rate
| Loan A: $3,000 cashback, standard rate | Loan B: No cashback, rate 0.15% lower | |
|---|---|---|
| $500,000 loan, 25-year term | One-time $3,000 cash payment | ~$750/year lower interest cost, compounding |
| Value after 4 years | $3,000 (fixed) | ~$3,000 (and still accruing every year after) |
| Value after 10 years | $3,000 (fixed) | ~$7,500+ |

Frequently asked questions
There isn't one universal answer — it depends on your country, loan size, and whether you're a new buyer or refinancer. By genuine cash value and eligibility breadth, IMB's tiered Australian offer (up to $4,000) and Bank of America's stackable US grants (up to $17,500 combined) are among the strongest, but both carry specific conditions worth checking against your situation.
No. The single most consistent warning across every named source in this comparison is that cashback mortgages can carry a higher interest rate than the same lender's standard product, and that premium can cost more over the loan term than the cashback is worth. Always compare the full APR/APRC/comparison rate.
Both exist, but refinance-only offers are more common in every market surveyed. New-purchase and first-home-buyer cashback is available — ANZ and Bank of America's grant programs are examples — but check eligibility carefully, since it's the less common structure.
This varies by country and individual circumstances, and isn't something a general comparison article can answer reliably. Confirm with a tax advisor in your jurisdiction before assuming a cashback payment is tax-free.
Our methodology
Every offer in this ranking was checked against the lender's own website or a named, verified comparison platform (Finder, Infochoice, Finspo) rather than aggregated from secondary blog summaries. Rankings reflect cash value, eligibility breadth, and rate-premium risk where documented — not payment for placement of any kind.
- Offer amounts, expiry dates, and eligibility conditions change frequently and without notice — every figure here carries its as-of date, and we recommend confirming directly with the lender before applying.
- Where an offer is a combined package across multiple products, we noted that explicitly rather than presenting the headline total as a single mortgage cashback figure.
- The worked rate-vs-cashback example in Section 06 is an illustrative simplification, not a specific loan quote or guaranteed outcome.
- This article is reviewed periodically as lender offers expire and new ones launch.
